Introduction to the Real Estate Investment Fundamentals Course
What This Course Is About
This course is a complete introduction to institutional‑grade real estate investing.
We start from first principles and build up to capital markets, development, asset management, and even tech‑enabled investing. By the end, you will understand how real estate works as an asset class, how deals are analysed and structured, and how different career paths fit into the industry.
Modules 1–2: Foundations and Metrics
Modules 1 and 2 lay the technical foundation.
In Module 1, we look at real estate as an asset class: what makes it different from equities and bonds, how returns are split between income and appreciation, how different property types behave, and where real estate fits in a diversified portfolio.
In Module 2, we build the core investment toolkit. We refresh time‑value‑of‑money concepts like discounting, IRR, NPV, equity multiple, and cash‑on‑cash, then apply them to real estate. We also cover the key property‑level and financing metrics you will see in practice: NOI, cap rates, yield‑on‑cost, LTV/LTC, DSCR, and the difference between project and equity returns, plus the basic investment process from sourcing through approval.
Modules 3–4: Financials, Valuation, and Market Risk
Modules 3 and 4 connect investments to financial reporting and markets.
Module 3 explains how real estate shows up in financial statements. We go through the income statement, balance sheet, and cash flow statement in a real‑estate context, link them together, and practice reading performance from the numbers rather than from marketing decks.
Module 4 focuses on market analysis and risk. You will learn how supply, demand, vacancy, rents, and cap rates interact, and how to run simple but powerful market checks before committing capital. We then map the main risk types in real estate—market, leasing, construction, financing, governance—and discuss straightforward mitigation tools.
Modules 5–6: Capital and Asset Management
Modules 5 and 6 show what happens once serious capital is involved and once an asset is owned.
In Module 5, we cover capital markets in real estate. You will learn the capital stack, the difference between equity and debt, the roles of senior loans, mezzanine and preferred equity, as well as private funds, REITs, and listed vehicles. We also look at how interest rates, liquidity, and capital‑market cycles shape pricing and deal strategy.
In Module 6, we move into asset management—the craft of turning a business plan and model into real cash flow. We cover the role of the asset manager, leasing and income management, operating expenses and capex, performance monitoring, covenant checks, and hold/sell and exit decisions at both asset and portfolio level.
Module 7: Development Process
Module 7 walks through the real estate development lifecycle from idea to exit.
We start with opportunity identification, site control, and feasibility; move through planning, design, and approvals; then look at financing, procurement, and construction‑phase management. We end with completion, stabilization, handover to asset management, and the different ways developers exit and review projects. The aim is to demystify development and show how risk and value evolve across the timeline.
Module 8: Innovation and Retail Access
Module 8 focuses on innovation and how technology is changing access for retail investors.
We define PropTech and explore how AI is used in market analysis, due diligence, risk management, and property operations. We look at online platforms across the investment lifecycle, from sourcing and transactions to smart buildings and portfolio dashboards. Finally, we compare modern access routes for individuals—online REITs, crowdfunding, fractional and tokenized real estate, and debt‑focused platforms—and discuss how to build a tech‑enabled, diversified real estate strategy safely.
Module 9: Mindset, Approach, and Career
Module 9 brings it all together by focusing on behaviour and career.
We explore investor mindset—thinking in probabilities, risk‑adjusted returns, discipline in saying ‘no’, and long‑term orientation. We then look at your personal approach to deals: building your own underwriting checklist, working with imperfect data, and developing strong communication and ethics. Finally, we map out career paths across real estate and capital markets, how roles interact on a deal, and how to build your skills, network, and learning plan over the next 3–5 years. The goal is to leave you with both technical capability and a realistic professional roadmap.

Each module ends with a quiz to check your understanding. To successfully complete the course and receive your certificate, you need to pass all module quizzes with at least 80%. If you don’t reach 80% on the first attempt, you can review the content and retake the quiz until you do. An 80% threshold is a common standard in online learning and helps ensure the key concepts are really absorbed.
All lessons in the course are unlocked from the start. That means you can follow the modules in order for a structured progression, or jump between modules and lessons depending on your experience and current focus. For example, you might revisit the metrics in Module 2 while working through development or asset management later in the course.
